For most fabrication projects, yes — a deposit covers materials and shop time. Specifics depend on the project; we'll outline payment schedule clearly in the quote.

From signed quote to installed gate, most projects run 4–8 weeks. Custom fabrication takes 2–4 weeks; on-site install is typically 1–3 days depending on automation complexity.
Steel, aluminum, steel with wood infill, and steel with composite panels. We help you pick what fits your property's look, security needs, and weather exposure.
Yes — we install LiftMaster and commercial-grade operators, plus full access control: keypads, remotes, smartphone apps, intercoms, and safety sensors.

Depends on your driveway. Swing gates are simpler and more affordable but need clearance to swing. Sliding/cantilever gates work for sloped or narrow driveways. We'll recommend the right fit during the site visit.

Fencing
Standard residential fences run 2–4 weeks from start to finish, depending on length and material. Custom metal fencing can take 4–6 weeks.
When required, yes. We handle the permit process for fencing projects that need it in Western Washington jurisdictions.
Wood for warmth and traditional look. Chain link for affordability and security. Custom metal for premium aesthetics, longevity, and decorative options. We also do hybrids — wood + steel — that combine the best of both.
Yes — steel security fencing, anti-climb features, gated entries, and full commercial-grade perimeter systems for industrial and commercial properties.

Railings & ViewRail
Yes — we build to current ADA handrail standards (1.25"–2" graspable diameter, continuous run, proper height) for all commercial and accessibility-required projects.
Material choice mostly. Outdoor work uses galvanized or stainless steel, powder-coated finishes, and corrosion-resistant fasteners. Indoor allows more decorative options.
ViewRail makes the cleanest cable railing system on the market — minimal stainless cables for unobstructed views. Authorized installer status means our installs are to spec, code-compliant, and backed by ViewRail's manufacturer warranty.
Steel is stronger and more affordable; aluminum is lighter, corrosion-resistant, and lower-maintenance. We help you decide based on use case and budget.
CATEGORY 05
Structural Steel & Welding
WABO certification means our welders have passed Washington Association of Building Officials testing for structural field welds. It's the credential Washington building inspectors look for on structural welding work.
Our welds are produced inspection-ready. We coordinate with third-party inspection agencies when required by the project.
Yes — that's what WABO Field Certified means. We bring the welder to your site for structural repairs, beam installs, and modifications that can't be done in the shop.
Emergency repairs: same-week if scheduling allows. Planned structural fabrication: 2–6 weeks depending on scope and engineering.

Honestly, very few. If it's metal and we have access to it, we can usually fix it or fabricate a replacement. We don't do auto bodywork or jewelry.
Absolutely. Our Lake Stevens shop accepts drop-offs for boats, trailers, removable gate sections, and small fabrications. Call ahead.
